Q: Do you offer design services?

A: We provide drafting services throughout the winter season, specializing in conceptual plans, building permit plans, and construction plans. For interior design needs, we recommend collaborating with another firm.

Q: How much does it cost to build in your area?

A:  The cost is approximately $450 per square foot, but many inclusions/exclusions have a noteworthy effect on the cost. Design choices can significantly impact the price in either direction. When doing research, make sure to compare apples to apples!

Q: Are you a licensed builder?

A: Yes! We are registered with the BC Housing Licence registry, hold an active commercial general liability policy, have a WorkSafeBC account, have local business licenses, and have a GST number! All accounts are in good standing.

Q: Who do you use for plumbing?

A: We’re proud to have built a wide-reaching network of trade partners over the years. We always seek quotes from multiple companies to ensure we offer the most competitive prices. That being said, we have our favorites who have provided the right mixture of timely, quality work at a reasonable price.

Q: How long will it take to build my house?

A: Let’s say you are looking to build a 1200-square-foot, two-story house with a crawl space and mid-low range finishes. It should take around six months in spring and eight months in winter. It’s worth noting that there is typically a 2-5 month period for paperwork and permits before the construction starts.

Q: Can you deal with the paperwork?

A: Our industry involves a lot of red tape, but don’t worry; we’ve got the process down!
To help you navigate the paperwork, we just need your legal name, address, and a few final signatures. This will allow us to shield you from the flood of paperwork, including construction insurance, building permit applications, zoning applications and letters, new home registry, energy modelling, WETT inspections, new home warranties, building inspections, engineering documentation, and more. Of course you are welcome to take this on, if this is your cup of tea.

Q: Can you explain the warranty process in more detail?

A: Aside from “Owner Builders,” all new homes in British Columbia need to be built by a licensed residential builder. A warranty provider must back the builder as a condition of holding a license. We are partnered with Pacific Home Warranty and provide a one-year warranty on finishes, two years on mechanicals, five years on the building envelope, and ten years on the structure.

Q: Do you do energy-efficient homes?

A: We have extensive experience in constructing energy-efficient homes. Our proven methodology has enabled us to successfully build industry-standard homes that consume only two-thirds of the energy used by standard new homes. Our commitment to energy efficiency ensures that our homes not only meet industry standards but exceed them, providing sustainable and cost-effective living solutions for our clients.
